I wanted to add that in the apartment I am getting, (this may or may not be of help)there is a form of insurance that you can get on top of your monthly fee that takes care of any damages. *I am new to the apartment world, so this might be something everyone is used to already*
I was speaking with a friend who lives in the complex about wanting a Sugar Glider, he said that in buying the insurance, if the carpets were ruined by something being knocked over, the insurance would pay for it...the animal did anything...it would be covered, etc.
You might look into any insurance plans that your housing has available as an added part of your resume..
